Do I need a Permit for my Commercial Project?

The Building Inspections Division conducts the following types of permits and inspections within the city limits of Grand Prairie. Permitting requirements vary considerably depending on the scope of the project. Here’s what you need to know about acquiring permits before you get started.

Commercial Accessory Structure Permit

All accessory structures, including sheds, garages, shops, and gazebos, require an approved permit.

Commercial Demolition Permit

A person shall not demolish or begin demolition of a structure or part of a structure without obtaining a permit for demolition work.

Commercial Electrical Permit

All electrical work requires an approved permit by the Building Inspections Division.

Commercial Fence Permit

All commercial fences require an approved permit and shall be installed and maintained in accordance with all codes and ordinances.

Commercial Foundation Repair Permit

Any foundation repair will require an approved permit.

Commercial Interior Finish Out Permit

All Interior Finish Out, upgrade to an existing building, require an approved permit by the Building Inspections Division.

Commercial Irrigation Permit

All Commercial Irrigation work requires an approved permit by the Building Inspections Division.

Commercial Mechanical Work Permit

A Mechanical Permit is required prior to conducting any mechanical work such as heating, duct-work, or cooling.

New Commercial Building Permit

All new commercial building structures regardless of size, require an approved permit by the Building Inspections Division.

Commercial Paving Permit

All commercial paving projects, including driveway and sidewalk installations, require an approved permit by the Building Inspections Division.

Commercial Plumbing Permit

All Commercial Plumbing work requires an approved permit by the Building Inspections Division.

Commercial Pool / Spa Permit

Construction of a new swimming pool or spa at a commercial property requires an approved permit by the Building Inspections Division.

Commercial Re-Roof Permit

All commercial re-roofing requires an approved permit by the Building Inspections Division.

Commercial Rehabilitation Permit

Any type of commercial rehabilitation work will require an approved permit by the Building Inspections Division.

Commercial Remodel Permit

Any type of commercial remodel work will require an approved permit by the Building Inspections Division.

Commercial Retaining Wall Permit

Any type of Commercial Retaining Wall work will require an approved permit by the Building Inspections Division.

Commercial Shell Building Permit

All commercial shell building structures regardless of size, require an approved permit by the Building Inspections Division.

Sign Permit

A Sign Permit to erect, construct, attach, relocate or structurally alter a permanent sign requires an approved permit by the Building Inspections Division.

Commercial Subdivision Fence Permit

All commercial fences require an approved permit by the Building Inspections Division.

Online Permit Processing Notice

All permit applications submitted through the online Customer Self-Service Portal are processed in the order they are received. Each application is then routed to the appropriate departments and reviewed for compliance.

The City makes every effort to complete permit reviews within the established review timelines, which are identified and noted on each permit submittal. Average Building Inspection review times can range from 5-14 business days (excluding holidays) depending on project. Please note that the total time needed to obtain a permit varies based on several factors, including the permit type, required departmental reviews, and the completeness and accuracy of the submitted documents.

24-Hour Inspection Request Process

All contacts on the permit will be able to access plans, request inspections, obtain inspection results, upload documents, etc. on the Customer Self-Service Portal

Inspection requests submitted prior to 7 a.m. can be requested for same day, after 7 a.m. it will go to next business day.
It is our goal to make it to all requested inspections as needed. However, due to unforeseen circumstances (such as workload or weather) there could be occasions that may arise that push inspections to the next business day. In such cases, we make every effort to contact the requestor to let them know the inspection will need to be rescheduled.

Restrictions - Hours of construction 6 a.m. to 10 p.m. when within 300 feet of residential (Ref. Code of Ordinances Section 13-277)

No use or operation shall be located or conducted that produces intense glare or direct illumination across the bounding property line that causes a nuisance. (UDC, Sec.11.10.1)
