What are Planned Development Districts (PD's)?

A Planned Development District (PD) is a zoning designation which may be permitted anywhere in the municipal limits for the purpose of permitting property to be developed with one or more uses not otherwise permitted or conditional in the zoning district in which the property is located, subject to certain development regulations and one or more development site plans; or subject to development regulations not otherwise permitted in the zoning district in which the property is located.

How do I find out what uses are allowed in a PD?

What is a pre-development conference?

A pre-development conference is a preliminary informational meeting between an applicant and staff. This meeting is used to help the applicant prepare to submit a development application, and/or identify any major issues that the proposed project may encounter after submittal. A pre-development conference is recommended when submitting for any site plans or specific use permits.

Does the City have copies of surveys?

The City of Grand Prairie does not have copies of surveys. To obtain a survey for a particular piece of property contact a certified surveyor.

What is the Heads Up Program for neighborhoods?

The “Heads Up” Neighborhood Notification Program forwards information to neighborhood organizations regarding development proposals occurring within their jurisdictions or within close proximity of their boundaries. Receiving notification at the beginning of the development review cycle gives these organizations more time to study the proposed changes and provide public input well in advance of the public hearing notification time frame required by Texas law.

Organizations who participate in this program will receive a notice of pending development requests approximately one week after a developer files their application. Register your HOA with the "Heads Up" Neighborhood Notification Program or call Savannah Ware at (972) 237-8258 or e-mail.

How do I get a copy of a City Ordinance?

Article 4, "Permissible Uses," of the Unified Development Code lists all uses allowed in a particular zoning district. To verify that a use is permitted in a particular zoning district it is recommended that one contact the Grand Prairie Planning Department at (972) 237-8255.

Where can I find the Zoning for a piece of property?

For Zoning questions, please contact the Planning Department at (972)-237-8255. You can also use our Interactive Maps, and select either Zoning or Zoning Planned Development layers to bring up the current zoning. For Planned Development Ordinances, click on the area within the Planned Development and click the more button.

Carports, Accessory Structures, ZBA

Front and side yard carports require Zoning Board of Adjustments and Appeals approval. Under conditions described in Article 6, the application will be reviewed for administrative approval. If the application does not meet the minimum requirements, it will require Board approval.

Rear yard carports that meet all the standards specified in Article 6 of the Unified Development Code are permitted by right, subject to building permit approval. If minimum requirements are not met, the application will require Board approval.

Garage conversions require Zoning Board of Adjustments and Appeals approval. Under conditions described in Article 6, the application will be reviewed for administrative approval. If the application does not meet the minimum requirements, it will require Board approval.
